The position
The Operating/Asset management team is responsible for the long and short term vision, from concept to execution including development and investment with rolling out the URW group strategy in each one of our assets. The team leads a multi-disciplinary asset team and is in charge of all business operations with a focus on profitability, asset value and sustainability.
In the course of its functions, the Operating/Asset management team fosters entrepreneurial culture, creativity and initiative taking as core levers for value creation.
As the Operating Manager for Unibail-Rodamco-Westfield (URW) in the Netherlands, you are the leader of the team(s) working for the asset(s) and your responsibility is to manage and grow (one of) our prime shopping and/or city centres in The Netherlands. Our Dutch real estate portfolio includes: Westfield Mall of Netherlands, Stadshart Amstelveen and Stadshart Zoetermeer
Together with the Senior Operating/Asset Manager, You are accountable to prepare the short and long term strategy for your asset and responsible for its execution. The value creation strategy and vision includes positioning, leasing strategy and product mix, development, investment, marketing, layout and design and innovation projects. Your story is supported by thorough financial analysis and sound rationale.
The Operating Manager is the heart of the value creation process aligning the asset team consisting of members from other departments such as leasing, centre management, finance, commercial partnerships, technical management and marketing. The role includes coordination of colleagues from different departments and stepping in when it comes to tough negotiations or decisions. You are the engine to make it happen!
Your key responsibilities are:
Preparation of the 5-year strategic and financial business plan together with Senior Operating Manager;
leading and monitoring of asset strategy execution (leasing strategy and product mix, marketing, layout, design and innovation projects), holding the helicopter view and the vision on the asset;
management and coordination of extension and/or renovation projects, leasing activities together with project teams;
keeping up to date understanding of (retail) real estate market, retail, and other uses of real estate, driving change of the asset using new ideas and opportunities;
actively drive priorities from NRI/cash flow towards leasing and project targets, drive deals forward and participate in key tenant negotiations;
responsible for asset’s P&L and Capex, aligning operations with financial reporting. Actuals review and financial forecasting of cash flow short term and long term;
responsible for asset revaluation, ERV process, vacancy and other financial KPI´s on periodical basis together with the Finance department.
What we are looking for
3-5 years of work experience, for example within real estate, asset management, retail industry, management consultant companies or business development.
Master’s degree in Business Management, Economy, Finance, Real Estate Management or Engineering.
Understanding and genuine interest in dynamic nature of retail sector, global consumer trends including omni-channel retail, retail & experience in shopping and/or city centres.
People driven, who believes teamwork is key.
Experience in working in project mode, stakeholder management and commercial negotiations.
Creative and commercial mindset, financial acumen and analytical skills.
Hands on but can easily switch to a more strategic vision .
Strong communication, presentation, negotiation, and project management skills.
Fluent in Dutch and English.
